Under the Condo Act, a corporation may secure common expense arrears by registering a Certificate of lien on the unit's title. Timing is critical: the lien must be registered within three calendar months of when the default first occurred.

A Notice of Lien must be served at least 10 days before registration of the Certificate of Lien.
