Loss of Quorum Calculator

When a condo board loses quorum, the corporation must act quickly to restore a functioning board capable of managing the affairs of the corporation. This is achieved through proper notices to the ownership and the timely holding of an owners' meeting to elect new directors to fill the vacancies.

This tool helps you calculate the critical deadlines for sending notices based on when quorum was lost to set in motion an efficient path back to proper governance. It also lets you visualize and schedule each step of the process, offering flexible timing options that allow you to adjust some of the steps while remaining fully compliant with the Condo Act.

Select the date quorum was lost.

Statutory deadlines (based on the date quorum was lost)

Dates that fall on a weekend or statutory holiday appear in yellow.
ItemDate / WindowNotes
Deadline to deliver Information Certificate Update (ICU) to ownersβ€”Within 5 days of losing quorum
Deadline to deliver notice of meeting to ownersβ€”Within 15 days of losing quorum
Latest permissible meeting dateβ€”Within 30 days of losing quorum

The timelines shown above reflect the minimum statutory requirements under the Condo Act. By delivering certain notices earlier, the corporation gains greater flexibility in selecting a date for the owners' meeting.

The following questions will help you decide when some of these notices can be delivered. The tool will then automatically recalculate all key deadlines to show the most efficient and compliant path to restoring a board with quorum.
